A nation of 3.7 million souls that is both ancient and new, which was the second kingdom to accept Christianity, after its Armenian neighbors converted in the 4th century AD.

Most critically, in a historically troubled neighborhood that has seen multiple post-Soviet conflicts, the government is pursuing a sovereign policy of neutrality and trade with all of its neighbors–despite pressure from the Western powers. Tbilisi boldly pursues its ambitions in making this country into the Switzerland of the Caucasus. With its breathtaking mountain vistas and modern ski resorts, and its heritage of world-famous vintages and vineyards, Georgia is already halfway there.

Added together, these factors make Georgian real estate an attractive investment and Russian as well as Turkish investors have pumped billions into the property markets, especially in Tbilisi and the Black Sea coastline city of Batumi. Thanks to massive Belt and Road (BRI) Chinese investment in the Black Sea ports and intermodal rail/highway infrastructure, as well as low property tax rates, real estate will continue to grow in value, with growth potential well beyond the two largest cities.
